OBJECTIVES
Austpath Property Leasing had a clear objective: reduce energy expenses and support sustainability targets while maintaining seamless service across all tenancies. With energy prices rising and environmental accountability becoming more important to both investors and tenants, the company recognised that solar offered the perfect opportunity to achieve meaningful impact with measurable returns.
Their goal was to integrate clean energy into the site’s infrastructure without disrupting current tenants or overhauling operations. The aim was simple yet powerful: enhance building performance, reduce environmental impact, and improve tenant satisfaction through forward-thinking energy strategy.
SOLUTION
Smart Commercial Solar developed and installed a 100kW rooftop solar PV system tailored to meet the demands of Austpath’s Northmead property. The system was carefully designed to optimise daytime generation and supply power to common areas and tenant energy loads.
By using high-efficiency panels and a smart inverter setup, the system is able to effectively reduce base load dependency on the grid. Special attention was given to ensure a balanced distribution of energy across multiple tenancies while maintaining transparency through integrated monitoring and reporting tools.

CHALLENGES
Deploying a commercial solar system in a multi-tenancy environment presented several challenges. The roof layout and structure required a tailored panel arrangement to maximise solar capture without affecting the building’s aesthetics or tenant operations. Additionally, the shared energy loads across tenants meant the system needed to be carefully balanced to fairly distribute energy savings.
